In addition to the general credit documentation, the loan application documentation, and the construction loan budget documents the following information is also typically needed for a home construction loan.

Permits and Approvals

Permits are not required to close your loan, but a building permit must be obtained prior to starting your construction or remodeling project; this is a written authorization issued by a city or county’s planning department authorizing the construction of the dwelling.

Plans and Specifications

Architectural drawings (prepared by an architect) that details the building or home plan that has been approved through the city or county’s planning department. These drawings are usually a floor plan which also details the outside elevation of the building, all of the dimensions, plumbing and electrical details, and any other details of the planned construction.
